Facilities Management

The maintenance and facilities management of a building can vary somewhat in the extent and complexity, however PPH Commercial has developed an extensive portfolio of clients within a range of sectors including commercial property, industrial & high street retail, public sector and industrial units and so are able to support landlords in the upkeep of their buildings and investments.

Facilities Management encompasses many aspects typically broken down into services that are defined as either ‘Hard FM’ or ‘Soft FM’.

Hard FM generally concerns those technical elements of a building which are subject to statutory compliance requirements and if not correctly dealt with, can be deemed criminal offences and lead to legal action by the HSE or other authorities. Typically areas covered include Fire Detection Systems, Electrical Installations, Water Services, Passenger Lifts & Air Conditioning.

Soft FM generally concerns those non technical elements, the most common being Cleaning, Security, Pest Control, Waste Disposal etc.

Whatever the size of the site or the issue, our in house Facilities Team working closely with dedicated Property Managers can ensure that any maintenance, compliance or repair works are completed to the highest standards by our approved and accredited contractors. You can rest assured that all of our approved contractors are vetted and assessed for both technical capability and health & safety compliance and that all costs, whether regular contracts or standalone projects are tendered to ensure that they remain competitive, fair and cost effective.

Fire Safety Compliance

It goes without saying that fire safety is hugely important in commercial premises.

PPH are able to arrange a full fire risk assessment service to all building owners as well as arranging for any remedial works, upgrades or the servicing of systems and appliances to meet the requirements of Regulatory Reform (Fire Safety) Order 2005.

Asbestos Compliance

An area of significant concern for building owners is asbestos. Although asbestos hasn’t been used in new builds for many years, and its use outlawed in 1999, many buildings before that period may still contain asbestos material.

Under the Control of Asbestos at Work Regulations (2012), commercial property owners have an obligation to manage any asbestos containing materials within their premises (whether owned or leased out).

PPH can arrange to undertake an asbestos survey for your building, to produce a management plan and generally to manage any subsequent issues including remedial works.

Legionella Compliance

The management of water hygiene and the control of legionella can seem daunting but in summary the law requires that a named Duty Holder & Responsible Person be appointed to manage water systems within commercial buildings.

This is a service that PPH are able to provide alongside the various monitoring, maintenance and repairs of water systems using our specialist fully accredited contractors.

Electrical Compliance

The Electricity at Work Regulations place specific legal duties on landlords, tenants & employers to prevent danger.

Key to this is routine testing but as important as this is, PPH are also able to undertake repairs and upgrades to your property such as LED lighting upgrades and EV charging point installations.

Building Maintenance

We believe the appropriate level of building maintenance is fundamental to maintaining the condition of buildings.

Cleaning & Hygiene

Just as important as the physical condition of your property is, so to is it’s appearance. A well presented building will often sell itself.

At PPH Our aim is to provide a range of cleaning and hygiene services from simple daily office cleans to more comprehensive cleaning and hygiene services but all packages are customized to suit the requirements of the site and tenants.

Asset Surveys

Buildings naturally deteriorate and change over time, and so a building condition survey will identify any problems within a property that may need to be addressed immediately, along with those issues that are likely to arise long term.

PPH are able to undertake condition surveys covering the mechanical and electrical services as well as internal and external fabric elements including a drone survey if required.

Grounds Maintenance

We understand that the first impression for members of the public and visitors to any business is often created by the building’s grounds and external areas.

Working with our approved landscaping and arboreal contractors PPH can provide the highest level of grounds maintenance covering hard surfacing, walls, fences, gates, lawns, planting, weed control and tree surveys.

Project Management

The renovation of properties can be demanding and sometimes complex, involving multiple contractors, Health & Safety as well as various building and technical aspects.

Drawing on our experience and comprehensive approved contractor base, PPH are able to undertake a range of project management works including – plant equipment upgrades/ replacements; new lease fit outs / refurbishment schemes; delivery of dilapidation work packages; lighting upgrades; EV charging installation
