NEW ABP DEVELOPMENT SITE TO ACCOMMODATE
Following receipt of planning permission for B1 (Light Industrial), B2 (General Industrial) & B8 (Warehouse & Distribution) uses and with financial assistance from the Humber LEP’s Business Loan Fund, the Estate constructed a roadway into the site from Kings Road together with the provision of certain infrastructure and services to aid future development and to ‘kickstart’ the project. The initial intention was to develop out the site on a piecemeal basis, however, a sale was then agreed upon the entire area to ABP.
The sale of the site was handled by PPH Commercial who have also been appointed as agents for the sale or lease of the 10 units, which will total 900,000 sq ft and range in size from 20,000 sq ft to 475,000 sq ft. ABP will also consider plot disposals.
Duncan Willey, Divisional Director of PPH Commercial, said: “This is the largest site to be sold in the area this year. It’s a strategic site, located close to the UK’s largest port with good road access to the A180 and M180. It will help to meet the pent up demand for industrial units, possibly office accommodation and haulage related uses in the area.
“The throughput to the port is increasing all the time but there is currently a lack of quality accommodation off the port estate, which will prejudice indigenous growth and inward investment if such accommodation is not made available for occupiers.”
“Construction work on the units is due to begin early next year and although they will mainly provide accommodation for port-related users, there will also be availability for warehouse, distribution, service and manufacturing industries,” he added.
The site, at Kings Road, Immingham, is part of the Humber Enterprise Zone, so Business Rates Relief and Business Rates Discount will be available for qualifying businesses.

The Humber LEP’s Business Loan Fund was instrumental in facilitating the initial developments to this site that have opened up the land for industrial use. “As a promoter of the Humber Enterprise Zone we are sure once the build phase is completed, the incentives provided by Enterprise Zone status will allow Immingham Port to attract new business to the area and contribute greatly to driving growth of the Humber Economy for the benefit of our communities.”
